        GENERAL MAINTENANCE WORKER

        General Statement of Job

        Under general supervision, the employee performs a moderate to large variety of duties in the maintenance and repair of structural, plumbing, electrical and HVAC systems, equipment, and fixtures. Work requires interpretation of prepared sketches, diagrams, schematics, and blueprints. Work assignments are performed in accordance with accepted practices. Employees resolve most problems independently, except for work of an unusual nature, in which a supervisor is consulted. Reports to the Director of Facilities.

        SPECIFIC DUTIES AND RESPONSIBILITIES

        ESSENTIAL JOB FUNCTIONS

        Surveys campuses and inspects buildings, equipment, and systems to ensure functionality and safety, as well as the aesthetics of facilities and campuses.

        Performs routine maintenance and repairs aligned with health and safety standards.

        Conducts upkeep procedures and other tasks as assigned, including but not limited to carpentry, painting, snow/ice removal, etc.

        Takes preventative measures to reduce facility issues in the future.

        Works with other maintenance staff to respond to emergency malfunctions as well as general work orders/requests from staff.

        Performs other related work as required.

        KNOWLEDGE, SKILLS AND ABILITIES

        Considerable knowledge of the methods, practices, and materials used in maintenance and repair work
        Ability to locate and correct malfunctions in a variety of operational systems
        Skill in the use and care of tools and equipment necessary to do repairs
        Some knowledge of methods of carpentry work
        Some skills in using tools to cut and join materials
        Ability to follow specific written or oral instructions
        Ability to understand and work from blueprints, schematics, sketches or pencil drawings
        Ability and physical strength sufficient to move objects
        Knowledge and ability to operate light industrial equipment, mowers, tractors, etc.
        Basic computer skills

        MINIMUM TRAINING AND EXPERIENCE

        High school diploma (or GED) and some experience doing general repair work and/or carpentry work.

        SPECIAL REQUIREMENTS

        Must possess and maintain a valid North Carolina Class C Commercial Driver’s License

        MINIMUM QUALIFICATIONS OR STANDARDS REQUIRED

        TO PERFORM ESSENTIAL JOB FUNCTIONS

        Physical Requirements: Must be physically able to operate a variety of hand/power tools and light industrial equipment. Must be able to ascend/descend a ladder. Must be able to exert up to 50 pounds of force occasionally, and/or up to 25 pounds of force frequently, and/or up to 10 pounds of force constantly to move objects. Physical demand requirements are for Medium Work.

        Conceptual Awareness: Requires the ability to observe, compare, and contrast various people, data, or items.

        Interpersonal Communication: Requires the ability to speak and/or signal people to convey or exchange information. Includes receiving instructions, assignments and/or directions from supervisors.

        Language Ability: Requires the ability to read correspondence, reports, instructions, etc. Requires the ability to speak to people with poise, voice control, and confidence.

        Intelligence: Requires the ability to apply common sense understanding to carry out instructions and to deal with problems involving several variables, aligned with policies, procedures, and professional expectations.

        Verbal Aptitude: Requires the ability to record and deliver information, to explain procedures, to follow oral and written instructions. Must be able to communicate effectively and efficiently in standard English.

        Numerical Aptitude: Requires the ability to use mathematical operations, to add and subtract totals.

        Motor Coordination & Dexterity: Requires the ability to coordinate hands and eyes rapidly and accurately. Requires the ability to handle a variety of items, including tools, equipment, control knobs, switches, etc. Must have minimal levels of eye/hand/foot coordination.

        Visual and Spatial Aptitude: Requires visual acuity to complete essential duties, including the ability to conceptualize visual representations and differentiate size, shape, distance, and color.

        Interpersonal Temperament: Requires the ability to deal with people beyond giving and receiving instructions. Must be adaptable to performing under stress and when confronted with persons acting under stress.

        Physical Communication: Requires the ability to talk and hear: (Talking: expressing or exchanging ideas by means of spoken words. Hearing: perceiving nature of sounds by ear).
